Buying Your First Home in Columbia, SC: A Step-by-Step Guide
Buying your first home should not feel like a test you did not study for. Here is the actual order of operations I walk first-time buyers through in Columbia, start to keys.
1. Talk to a lender before you talk to a house
Not to commit — to find out your real number. A good local lender will tell you your comfortable monthly payment, not just your maximum approval. Those are two different figures, and the gap between them is where people get into trouble.
2. Understand what you actually need up front
The 20% down payment myth costs South Carolina buyers years of waiting. FHA, VA and USDA loans all live in this market, and USDA in particular covers more of the areas around Columbia than most buyers realize. South Carolina also has down payment assistance programs worth asking your lender about by name.
3. Separate your must-haves from your nice-to-haves
Write two lists. Must-haves are things you cannot change: location, school zone, number of bedrooms, lot. Nice-to-haves are things money and time can fix: paint, countertops, flooring, fixtures. Buyers who confuse the two either overpay for cosmetics or walk away from the right house.
4. Tour with a plan
Three to five homes in a session is the sweet spot. More than that and they blur together. Take photos of the things you would have to fix, not the things you like.
5. Write an offer that holds up
Price is one term of many. Closing date, earnest money, inspection window, repair approach and whether you need seller-paid closing costs all shape how your offer reads. My job is to make your offer the easiest one for a seller to say yes to, without you overpaying.
6. Inspections: what actually matters here
In the Midlands, pay close attention to the roof, the HVAC age, crawl space moisture and any sign of drainage problems in the yard. Cosmetic findings are negotiating noise. Those four are the ones that cost real money later.
7. Protect your loan until you close
No new credit cards, no financing furniture, no job changes, no large unexplained deposits. Underwriting re-checks before closing, and this is the single most common way a clean deal falls apart in the last week.
You do not have to figure this out alone
A buyer's agent costs you nothing to consult with, and the first conversation usually saves people more than they expect. If you are six months out, that is the perfect time to call — not the week you want to move.
